What should always be in phase one?
Access and water. The driveway, culverts, grading and drainage are what every later phase depends on, and they are also the elements most expensive to retrofit once structures and landscaping are in place.
How far ahead should a phasing plan look?
Far enough to cover everything you can imagine wanting. It costs almost nothing to run a sleeve under a driveway now; it costs a great deal to cut it later.
Can phases be reordered later?
Yes, as long as the dependencies hold. The plan tells you which moves are free and which ones create rework.
Will you price the whole plan up front?
We give ranges per phase so you can plan, then firm pricing for the phase actually being built. Detailed pricing on work three years out ages badly.
