Do you work across all of North Georgia, or just certain counties?
We work the full corridor, from the metro Atlanta fringe through the mountain counties. Most of our clients are within Fulton, Cherokee, Forsyth, Cobb, Pickens, Dawson, Lumpkin, Hall and Gilmer Counties.
Is North Georgia one market or several?
It behaves as several sub-markets, each with different soil, regulation and buyer expectations. We treat metro-fringe estates, horse country and mountain acreage as distinct projects even when the client is the same.
How far will you travel for a project?
We regularly work sites an hour or more apart on the same week, from suburban Cherokee County to rural Gilmer County. Distance is a scheduling factor, not a barrier.
Do regulations differ much county to county?
Yes, significantly. Land disturbance permits, buffer requirements and septic rules vary by jurisdiction, and we build our plans around the specific county from day one.
What is the biggest mistake buyers make across the region?
Buying land before understanding its drainage and access constraints. A beautiful lot can be extremely expensive to build on if water and grading were not evaluated first.
Can you handle a multi-phase property build?
Yes. Many of our regional clients start with access and drainage, then add a barn, then a pool, over several years. We plan the whole property up front so each phase supports the next.
Do you build for both suburban estate lots and large rural tracts?
Yes. Our crews and equipment scale from a two-acre Milton lot to an eighty-acre mountain or farm property.
How does soil vary across the region?
Metro-fringe soils are typically dense red clay; mountain soils are shallower and rockier, often over granite. Both require different grading and footing approaches.
Do you work with architects and civil engineers?
Yes. On larger regional projects we coordinate directly with the client's architect, civil engineer or land planner.
What services do you offer beyond construction?
Site evaluation, drainage and grading design, and whole-property planning, in addition to building the driveways, walls, barns and outdoor living spaces themselves.
