It still holds real acreage: two-, five- and ten-acre lots with mature hardwoods, horse pasture and creek frontage, sitting minutes from downtown Alpharetta or the Chattahoochee. These are not rural properties, but they are not standard suburban lots either.
That in-between status creates specific problems. Local ordinances written for subdivision development do not always fit an estate lot with its own septic field, private drive and pasture. Grading and drainage plans have to satisfy municipal stormwater requirements while still functioning like a working piece of land.
