North Side Of Atlanta

Land & Property Development Across North Metro Atlanta

From Buckhead and Sandy Springs out through Alpharetta, Milton, Roswell, Marietta, East Cobb, Woodstock, Canton and Ball Ground — the northern arc of metro Atlanta is our home territory.

Fulton, Cobb, Cherokee & Forsyth Counties

One corridor, one crew, from in-town estates to Cherokee County acreage

North metro Atlanta runs from the steep, canopied estate lots of Buckhead and Sandy Springs, north through the executive acreage of Roswell, Alpharetta, Johns Creek and Milton, west across Marietta and East Cobb, and out to the working acreage of Woodstock, Canton and Ball Ground. It looks like several markets, but the ground shares one thing: Piedmont red clay that sheds water fast and punishes anyone who grades before they plan drainage.

The projects change as you move out the corridor. Inside the perimeter it's terracing, engineered walls, motor courts and pool terraces on tight, steep lots with city tree ordinances. Through north Fulton it's estate lots, private drives, pool and outdoor living builds, and horse property in Milton. Into Cobb and Cherokee it's larger parcels, land clearing, pasture, barns, fencing and long gravel drives.

We run the whole corridor with the same crews and the same sequence — water first, then grade, then structure, then finish. That's what lets a family that starts on a half-acre in Marietta call us again when they buy twelve acres in Ball Ground.

What makes this market different

Red clay that sheds water

Piedmont clay compacts hard and moves water fast once cleared. Every project in this corridor lives or dies on drainage design done before grading.

A different rulebook every few miles

City of Atlanta tree rules, Fulton stormwater review, Cobb and Cherokee land disturbance permits — each jurisdiction reviews differently. We plan to the local standard.

Runoff from upstream development

Continuous build-out north of the city sends more water downhill every year. Systems sized a decade ago are now undersized.

Access and staging

Tight in-town streets on one end, long unimproved drives on the other. Equipment selection and haul planning change market to market.

Why owners choose us

One team, one plan, from first walk to final walkthrough

01

Property consultation

We walk the land with you, read the topography and water, and separate what the site needs from what it would merely be nice to have.

02

Planning

Access, drainage, building envelopes and structures get planned together, with a phasing order that protects the budget.

03

Design

Drawn plans for grading, walls, fencing, barns and landscape so every trade builds from the same document.

04

Construction

One crew and one point of contact, working the plan in the sequence that keeps finished work from being torn back out.

05

Final walkthrough

We walk the property after the first heavy rain, confirm everything drains and functions, and hand over a maintenance plan.

Questions

North Atlanta property questions

Answers specific to this market. If yours isn't here, call 678-578-8114.

Which north Atlanta cities do you serve?

Buckhead, Sandy Springs, Roswell, Alpharetta, Milton, Johns Creek, Marietta, East Cobb, Woodstock, Canton, Ball Ground, Cumming and the surrounding communities, plus the North Georgia mountain markets above them.

Do you work inside the perimeter?

Yes. Buckhead and Sandy Springs are active markets for us, and we're set up for in-town access constraints and City of Atlanta permitting.

Do you take small residential projects or only acreage?

Both. A backyard drainage correction or a wall replacement in Marietta is as much our work as a forty-acre buildout in Cherokee County.

Why is drainage such a common problem on the north side?

Red clay sheds water quickly, and decades of upstream development send more volume downhill each year. Most failures we see are undersized or missing conveyance, not soil.

Can you coordinate with my builder or architect?

Yes, routinely. We handle grading, drainage, hardscape and structures alongside the design and construction team.

How fast can you get out for a site visit?

Usually within a few days across the north metro corridor. Call 678-578-8114 or send the property details and we'll schedule a walk.

Do you provide 3D renderings before work starts?

Yes. Site plans, photorealistic 3D renderings and walkthrough animations are available for any project, and for builders and designers on a white-label basis.

What order should the work happen in?

Water, then grade, then structure, then finish. Reversing that order is the single most expensive mistake we're called to fix.
