Equestrian in North Georgia, Georgia
Cherokee, Forsyth and the mountain counties support a serious equestrian market. We build pastures, paddocks, arenas and barns that hold up to horses and North Georgia weather.

Horse country infrastructure
North Georgia is not a single market. It is a corridor that runs from the tight, high-value acreage of Milton and Alpharetta, through the rolling pasture and horse country of Cherokee and Forsyth Counties, up into the granite and hardwood slopes of Pickens, Lumpkin and Gilmer. Buyers move through all three as their needs change, and we build in all three as a matter of routine.
A horse property is a workflow before it is a build. Where you park the trailer, how far you walk with a wheelbarrow, whether the gate opens uphill in mud — those decisions get locked in the day the barn pad is cut. We lay out the whole operation first.
Full Equestrian serviceWhat we see locally
- Barns placed for the view instead of for daily chores and drainage
- Paddocks that turn to mud at every gate and water trough
- Arenas built on ground that never fully drains
- No safe route for trailers, hay deliveries or the farrier
Scope of work
How the work runs on a North Georgia property
Whole-farm layout
Barn, paddocks, turnout, arena, hay storage, manure management and trailer access mapped as one circulation plan.
Barn & arena site work
Compacted pads, base preparation, perimeter drainage and finished grades built for the footing and structure you've chosen.
Paddock & gate drainage
High-traffic pads, geotextile and stone at gates and troughs, and surface grading that keeps turnout usable through winter.
Fencing & cross-fencing
Board, no-climb, pipe and electric layouts with rotation in mind — straight lines, square corners, gates where you actually walk.
A farm that is quicker to work every single morning, and dry enough to use in February.

What North Georgia land does differently
Buying LandWhat to Check Before You Buy North Georgia AcreageSoil that changes county to county
Piedmont red clay near the metro fringe behaves nothing like the shallow, rocky soils of the mountain counties. Grading, footing and drainage plans have to be written for the actual dirt, not a regional average.
Regulatory patchwork
Each county and municipality in the region has its own land disturbance, buffer and septic rules. A plan that clears Forsyth County zoning can stall in Gilmer County for entirely different reasons.
Water is the constant threat
Whether it is a suburban stormwater ordinance or a mountain spring nobody knew existed, water is the single biggest cause of failed driveways, cracked walls and dead pastures across the region.
Distance and access
Properties far from town centers mean longer equipment moves, tighter weather windows and more planning around road weight limits, especially on the region's older mountain and farm roads.
Questions
North Georgia FAQs
Do you work across all of North Georgia, or just certain counties?
We work the full corridor, from the metro Atlanta fringe through the mountain counties. Most of our clients are within Fulton, Cherokee, Forsyth, Cobb, Pickens, Dawson, Lumpkin, Hall and Gilmer Counties.
Is North Georgia one market or several?
It behaves as several sub-markets, each with different soil, regulation and buyer expectations. We treat metro-fringe estates, horse country and mountain acreage as distinct projects even when the client is the same.
How far will you travel for a project?
We regularly work sites an hour or more apart on the same week, from suburban Cherokee County to rural Gilmer County. Distance is a scheduling factor, not a barrier.
Do regulations differ much county to county?
Yes, significantly. Land disturbance permits, buffer requirements and septic rules vary by jurisdiction, and we build our plans around the specific county from day one.
What is the biggest mistake buyers make across the region?
Buying land before understanding its drainage and access constraints. A beautiful lot can be extremely expensive to build on if water and grading were not evaluated first.
Can you handle a multi-phase property build?
Yes. Many of our regional clients start with access and drainage, then add a barn, then a pool, over several years. We plan the whole property up front so each phase supports the next.
